There's a version of a real estate transaction that looks smooth from the outside and nearly wasn't.
No one calls it close. The clients never know how close it came. The agent gets a five-star review and a referral six months later. From the outside, it looks like the deal just worked. It didn't just work. Someone made sure it did. The agents who consistently deliver that experience aren't necessarily the most experienced people in the room. They're not always the highest producers. But they share a way of thinking about a transaction that most agents develop only after a few painful lessons, if they develop it at all. They think about the finish line before the starting gun. Most agents begin managing a transaction when it's under contract. The agents who protect timelines begin earlier, sometimes before an offer is written. Not because they're pessimistic. Because they've seen enough to know that the details creating delays at closing were almost always present at the beginning. They just weren't looked at. A property in a community with a pending special assessment isn't a problem that appears at closing. It was always there. So was the trust that holds title in a way that requires additional documentation. So was the HOA that takes six weeks to respond to estoppel requests. The habit isn't paranoia. It's pattern recognition.
