Paying cash for a home is one of the cleanest moves you can make in real estate. No loan approval waiting period. No lender conditions. No financing contingency hanging over the deal.

But here's what paying cash doesn't do: it doesn't change what you're buying.

Yes, cash buyers should still have a title search performed before closing. While a lender won't require one, a title search helps identify recorded liens, ownership issues, easements, deed restrictions, HOA obligations, and other matters that could affect your rights to the property.

And in Florida, where properties often come layered with HOA obligations, waterfront easements, estate transfers, and ownership histories that don't always resolve cleanly, that distinction matters more than many buyers realize.
